Renovation & fit-out

Bathroom renovation in Dubai

What makes a bathroom last is the part you never see: the drainage fall, the waterproofing and the test that proves it holds water. We build that properly, then put the finishes you choose on top of it.

A bathroom can look perfect on the day it is finished and fail a year later, because the visible finishes are only the last few millimetres of the job. Underneath are a screed laid to fall towards the drain, a waterproofing layer that turns up the walls and around every penetration, and pipework that has been pressure-tested before being buried.

We renovate bathrooms in that order and do not skip the checks between stages. The result is a room that drains properly, does not leak into the ceiling or room next door, and can be cleaned easily for years.

What is included

  • Strip-out

Removal of existing tiles, sanitaryware and screeds down to a sound base, with debris taken away.

  • Plumbing and drainage

New supply pipework, concealed valves and drainage, pressure-tested before it is closed in.

  • Screeds and falls

Floors laid to a consistent fall towards linear or point drains, so water never sits.

  • Waterproofing and flood test

A membrane system carried up the walls and around every pipe, then a flood test held long enough to prove it.

  • Tiling

Floor and wall tiling with appropriate adhesives and grouts for wet areas, including large-format porcelain.

  • Fixtures and finishing

Concealed cisterns, wall-hung WCs, shower enclosures, vanities, mirrors, extraction fans and lighting.

Choices to make early

  • Walk-in shower or bath

A level-access shower needs the floor to be built up or recessed to achieve the fall. That is decided at the screed stage, not later.

  • Tile format

Large tiles mean fewer grout lines but demand a flatter base. Small tiles follow falls more easily on shower floors.

  • Concealed or exposed

Concealed cisterns and valves look cleaner and need access panels planned in from the start.

  • Ventilation

In Dubai’s humidity a properly sized extract fan is not optional; it is what keeps grout and ceilings free of mould.

Questions we are often asked

Why does the waterproofing matter so much?

Tiles and grout are not waterproof on their own. Without a continuous membrane underneath, water slowly reaches the slab and the rooms around it. Most bathroom leaks we are called to trace back to a missing or broken membrane.

Can you renovate one bathroom while we use another?

Yes. Bathrooms are self-contained, so we can work on one while the rest of the home is in normal use.

Can a bath be replaced with a walk-in shower?

Usually. The key question is whether the floor can be built to fall towards a new drain position. We check that during the survey.

Do I need approval to renovate a bathroom in an apartment?

Most buildings treat bathroom renovation as works that need approval, because of the shared drainage and the risk of leaks to units below. We help prepare the submission.
