Home maintenance
Home maintenance from our renovation trades
The plumbers, electricians, painters, masons and waterproofing specialists who work on our renovations also look after homes between projects.

Maintenance trades
Seven trades, each explained on its own page with what we do and what to check before you call.

Plumbing
Leak tracing, low pressure, blocked drains, water heaters, pumps and fixtures, from the team that builds our kitchens and bathrooms.

Air conditioning
Servicing, repair and fault finding for split, ducted and fan-coil systems, plus layout changes when walls move.

Painting
Interior and exterior repainting with the filling, sanding and priming a finish needs to last in this climate.

Electrical
Fault finding, tripping breakers, new circuits, lighting and boards, and the electrical side of every renovation.

Water tank cleaning
Draining, scrubbing, disinfecting and refilling rooftop and underground tanks, with lids, vents and float valves checked.

Masonry
New walls, altered openings, repaired render and cracks fixed properly, during a renovation or as repairs on their own.

Waterproofing
Finding where water gets in on roofs, terraces and wet areas, choosing a system to suit the surface, then testing before finishes return.
How we approach maintenance
Cause before cure
We trace a fault to its source before replacing parts — a ceiling stain to the shower that causes it, a tripping breaker to the circuit that overloads it.
Repair or renovate — honestly
When the same fault keeps returning, we tell you whether a larger upgrade would cost less over time. When it would not, we say that too.
Clean, protected work
Floors and furniture covered, debris removed, and surfaces made good after any opening-up.
Clear prices
You know what the work will cost before it starts, with any additional findings discussed before they are acted on.
When maintenance becomes renovation
Some repairs are really symptoms. A bathroom that leaks every year usually needs new waterproofing, not new silicone. A kitchen where every socket is overloaded needs new circuits, not more extension leads. Because renovation is our main work, we can tell you when that point has been reached.
See bathroom renovation and kitchen renovation for what a proper rebuild involves.
