Masonry and plastering in Dubai

New walls, altered openings, repaired render and cracks fixed properly — masonry is the groundwork behind a good renovation, and a common repair need in its own right.

Most Dubai properties are built from concrete block, rendered outside and plastered inside. Over time render cracks and loosens, boundary walls lean or crack at joints, and interior plaster shows hairline cracks where different materials meet. During renovations, masonry is the trade that builds new partitions, closes old openings and forms new ones.

We carry out masonry as part of our renovations and as standalone repairs, with an honest view of what a crack means. Hairline plaster cracks are a finishing issue; wide, stepped or growing cracks may be a structural question, and we will tell you when an engineer should look first.

Masonry work we carry out

  • Block work

    New internal and boundary walls, infilling old openings and building plinths, planters and bases.

  • Openings

    Forming new door and window openings in non-structural walls, with lintels and making good.

  • Plastering

    Internal plaster and skim coats that give painters a flat, sound surface.

  • External render

    Repairing hollow, cracked or spalling render on villa walls and boundary walls.

  • Crack repair

    Opening up, reinforcing with mesh where needed and refilling cracks so they stop returning.

  • Small concrete repairs

    Steps, kerbs, plinths and edges damaged by impact or weathering.

Reading a crack

  • Hairline and straight

    Usually shrinkage or movement at a joint. A repair and redecoration normally solves it.

  • Stepped or diagonal

    Cracks that follow block joints diagonally, especially near corners or openings, deserve an engineer’s view before repair.

  • Rust stains

    Brown staining or bulging concrete can mean corroding reinforcement, which needs proper repair rather than filler.

Questions we are often asked

Can a wall be removed to open up a room?

Non-structural partitions can usually be removed. Any wall that may carry load is assessed by a structural engineer first, and nothing is removed without that confirmation.

Why does the render on my villa sound hollow?

Render that has lost its bond with the block beneath sounds hollow when tapped. It is removed and replaced in those areas before it falls or lets water in.

Will a crack repair show after painting?

Done properly — opened, reinforced where necessary, filled and sanded — it should not. Painting straight over an unrepaired crack is what makes it reappear.
