Air conditioning for Dubai homes and premises

Cooling is the system a Dubai property depends on most. We service and repair it, and when a renovation or fit-out changes the rooms, we change the air-conditioning to match.

Air-conditioning in Dubai runs hard for most of the year, and the problems it develops are predictable: filters and coils clogged with dust, condensate drains that block and overflow, units that short-cycle, and rooms that never reach temperature because the original layout did not suit how the space is now used.

Our work covers routine servicing and repairs for split, ducted and fan-coil systems, and the less common skill of reworking distribution when walls move during a renovation or a commercial fit-out.

    Cleaning filters, coils and drain lines, checking operation and controls, and recording what we find.

  • Fault diagnosis and repair

    Units not cooling, leaking water, making noise or tripping — diagnosed before parts are replaced.

  • Condensate problems

    Clearing and re-routing drains, fitting pumps where gravity drainage is not possible.

  • Duct and diffuser changes

    Moving or adding supply and return points when a renovation changes the room layout.

  • Thermostats and controls

    Replacing and relocating thermostats so they read the room, not a sunny wall.

  • Fit-out modifications

    Adapting fan-coil and duct layouts to new partitions in offices and shops, coordinated with the building.

Before you call

  • Check the filter

    A blocked filter is the most common cause of weak cooling and frozen coils, and the easiest to fix.

  • Building-supplied cooling

    Many apartments use cooling supplied by the building. Faults in the central supply are the building’s responsibility, not the unit’s.

  • Water marks on ceilings

    Usually a blocked or poorly sloped condensate drain — worth fixing before it damages the gypsum.

Questions we are often asked

How often should air-conditioning be serviced in Dubai?

Dust and long running hours mean more frequent servicing than in milder climates. Filters need attention often; a full service is worth doing before the hottest months.

Can you move AC outlets during a renovation?

Yes. When rooms are reconfigured we redesign the duct runs and diffuser positions so the new spaces are cooled evenly.

Why is one room always warmer than the rest?

Common reasons are an undersized supply, a long duct run, or a return air path blocked by a closed door. We measure airflow before recommending changes.
