How a renovation runs with us

    Survey and measured record

    We record the property as it is: dimensions, existing services, condition of wet areas, and anything that will constrain the design.

  2. 02

    Scope and itemised price

    A written scope with each item priced separately. You can remove, add or change items and see the effect immediately.

  3. 03

    Programme and permissions

    A realistic sequence of trades, including the time needed for community, building or authority approvals and for long-lead materials.

  4. 04

    Strip-out and services

    Demolition and first fix of plumbing, drainage, electrical and cooling, all tested before anything is covered.

  5. 05

    Finishes

    Screeds, waterproofing, ceilings, tiling, joinery and decoration in the order that protects the work already done.

  6. 06

    Snagging and handover

    A detailed walk-through together, a written snag list, and handover when it is closed.

What we hold ourselves to

  • Nothing gets covered untested

    Pipework is pressure-tested, wet areas flood-tested and circuits checked before ceilings, tiles and boards close over them.

  • Prices you can read

    Itemised quotations rather than single lump sums, so decisions about finishes and scope are made with real numbers.

  • Approvals considered early

    Many Dubai renovations need a no-objection certificate or permit. Knowing that on day one keeps it off the critical path.

  • Occupied homes respected

    Where you are living in the property, we phase the work, separate dust and keep essential rooms usable.
