Commercial fit-out in Dubai

A fit-out has a fixed opening date and a landlord’s rulebook. We plan the works backwards from the day you need to trade, and build the space so it passes its inspections and works for the people inside it.

Commercial premises in Dubai are usually handed over as shell and core, or as a previous tenant’s space that has to be stripped back. Turning either into a working office, shop or restaurant involves more than finishes: partitions and ceilings must coordinate with sprinklers, smoke detection and air-conditioning; electrical loads must suit the equipment; and the landlord’s fit-out guidelines set what can be changed and how it must be documented.

We carry out interior fit-out works for businesses that want one contractor responsible for the build, working from your designer’s drawings or developing the layout with you.

Offices, shops, cafés and clinics

Offices are mostly about partitions, ceilings, power and data, and acoustic comfort. Retail is about display, lighting and a front of house that represents the brand. Food and beverage adds kitchens, extraction and wet-area detailing. Clinics and salons bring their own layout and finish requirements.

What shapes a fit-out programme

  • Landlord guidelines

    Every building has its own rules on working hours, materials, contractors and documentation. They are read before anything is priced.

  • Authority requirements

    Changes affecting fire safety, building services or food preparation areas are reviewed by the relevant authorities. Their timelines sit on the critical path.

  • Long-lead items

    Specialist glazing, imported finishes and kitchen equipment are ordered early so they arrive when the space is ready for them.

  • Type of business

    A café needs grease extraction and wet-area detailing an office never will; a clinic needs particular finishes and room layouts. The scope follows the use.

Questions we are often asked

Can you work from our designer’s drawings?

Yes. Many clients come with a design already prepared. We review it for buildability and coordination with the existing services before pricing.

Do you handle the landlord and authority submissions?

We prepare the drawings and technical information that submissions normally require and support you through them. Submissions are made in line with each landlord’s own process.

Can the fit-out happen while the rest of the building is occupied?

Yes — that is the normal situation in Dubai. Noisy work is scheduled within the building’s permitted hours, and deliveries follow its access rules.

Do you take on small units?

Yes. Single shops, small offices and kiosks follow the same process, just on a shorter programme.
