Water tank cleaning for Dubai properties
Stored water picks up dust, sediment and heat. Cleaning the tank regularly — and checking its lid, vents and float valve while it is empty — keeps the water you use at the tap clean.
Most Dubai villas and many buildings store water in rooftop or underground tanks. Fine dust enters through vents and gaps around lids, sediment settles on the floor, and warm water encourages growth on the walls. The first signs are often discoloured water, an odour, or filters that clog quickly.
We clean tanks as standalone maintenance and as part of renovation handovers, so a newly finished property starts with clean storage.
How a tank is cleaned
Isolate and drain
The supply is isolated, the tank drained and the remaining sediment removed.
Scrub
Walls, floor and ceiling of the tank are scrubbed to remove biofilm and deposits.
Disinfect
A suitable disinfectant is applied and left for the required contact time.
Rinse and refill
The tank is rinsed thoroughly before being refilled and returned to service.
Inspect fittings
Lids, seals, vents, overflow and float valve are checked while the tank is empty, with any defects reported.
Signs a tank needs attention
Discoloured or cloudy water
Often sediment disturbed at the bottom of the tank.
Odour
A musty or unusual smell at the tap points to growth inside the tank or pipework.
Damaged lids or vents
Gaps let dust, insects and sunlight in. They are worth fixing even between cleans.

Dust and heat mean tanks in Dubai need regular cleaning. Your building or community may set its own interval; we can advise based on the tank’s condition.
Will we be without water during the clean?
For the duration of the work, yes. We agree the timing with you in advance so it causes as little disruption as possible.
Do you clean underground tanks as well as rooftop ones?
Yes. Underground tanks need confined-space precautions, which we plan for before the visit.
