How a bathroom renovation is sequenced in Dubai
A bathroom programme is mostly waiting: drying, curing and testing stages that cannot be shortened without putting the room at risk.

A bathroom contains the smallest area and the least compressible sequence in the whole property. The floor has to be built to fall correctly, the wet area has to be waterproofed and flood-tested, and the screed and membrane have to dry before anything is laid over them. Each of those is a waiting stage, and rushing one is how a bathroom comes back as a stain on the ceiling below.
Timeline guides explain the order the trades work in and which decisions hold up which stage. Durations depend on approvals, long-lead materials and how much is changing, so they are described as stages rather than promises.
Tiling follows, then grouting, sealing and sanitaryware, and finally the making good of the door and the surrounding walls. Where only one bathroom exists, that whole sequence has to complete before the next room can start — which is why combining two wet areas into one programme is usually the more efficient decision.
What matters most on this page
Strip-out and first fix
Removing the old room reveals what the floor and walls actually are, and where the pipework can run.
Flood test, then cure
The waterproofing is tested before tiling and allowed to cure. Both stages are measured in days, not hours.
Tiling and finishing
Fixing, grouting, sealing, sanitaryware and screens — visible progress, but it happens last.
Why a bathroom cannot be rushed
The membrane needs to be continuous
Falls, corners, pipe penetrations and the threshold all have to be treated. Each one is a place where a shortcut shows up later.
Curing takes the time it takes
Screed and membrane have their own drying periods. Laying tiles onto a damp substrate is the classic cause of a failed bathroom.
One room at a time
With a single bathroom in the property, nothing else can run in parallel. A second bathroom is the only way to compress the overall period.
Before the bathroom work starts
- 01
Decide the layout before strip-out
Whether the fittings stay put decides the drainage and the screed, and that decision cannot wait until the room is open.
- 02
Plan access to the ceiling below
New pipework often needs a visit from underneath. Agree how that will be reached and made good.
- 03
Have the finishes chosen and on site
Tiles, sanitaryware and screens should be in the country before tiling begins, or the room sits empty waiting for them.
Questions we are often asked
Can a bathroom be tiled in a day?
The tiling might be, but nothing around it can be. Waterproofing, curing and testing come first, and they are the stages that protect the room below.
Do both bathrooms have to be done together?
No, but doing them in one programme is usually more efficient than running the full sequence twice with a gap between.
What can be done while the bathroom is out of action?
Any work in other rooms that does not need the bathroom services. Programmes usually interleave the two so the trades are not idle.
