Apartment renovation in Dubai

In an apartment, the building sets half the rules. We plan your renovation around building management, shared services and neighbours from the first day, so the work inside your walls can move without interruption.

Renovating an apartment in a Dubai tower is a different exercise from renovating a villa. Water, drainage, chilled water or cooling and fire systems are often shared with the floors above and below. Deliveries go through a service lift that has to be booked. Noisy work is limited to set hours, and the corridor outside your door has to be protected and kept clean.

None of that is a reason to avoid renovating — it is a reason to plan properly. Owners renovate to modernise a dated unit, to improve a property before letting it, or to make a home work for the way they live now. In each case the result depends on getting the building’s requirements right before the first tile comes off the wall.

  • Kitchens

    New layouts within the existing service positions, replacement cabinetry, worktops, splashbacks and appliance installation.

  • Bathrooms

    Full refurbishment including waterproofing, tiling, concealed cisterns, shower enclosures and vanities.

  • Flooring

    Porcelain, engineered timber or vinyl over a properly levelled base, with acoustic underlay where the building requires it.

  • Ceilings and lighting

    Gypsum bulkheads and ceilings that hide services cleanly, with recessed and indirect lighting.

  • Joinery and storage

    Built-in wardrobes, entrance storage, TV walls and study nooks that use awkward corners well.

  • Redecoration

    Wall repairs, skimming and painting to bring the whole unit to the same standard.

How an apartment project runs

    Building requirements first

    We review the building’s fit-out or renovation rules with you: what needs approval, permitted hours, lift booking, insurance documents and any deposit the management holds.

    Survey and scope

    Measurements, photographs of existing services, and a written scope with an itemised price.

  3. 03

    Approval submission support

    We prepare the drawings and method information the building normally asks for, so your application goes in complete.

  4. 04

    Protection and works

    Corridor and lift protection, dust control inside the unit, and works carried out within the building’s permitted hours.

  5. 05

    Testing and handover

    Water and drainage tests before closing up, a final clean, a snag walk-through and handover.

What affects an apartment renovation

  • Fixed service positions

    Soil stacks and risers cannot usually move, which limits how far a kitchen or bathroom can be relocated.

  • Building approval time

    Some buildings respond within days, others take longer. Works cannot start until approval is in hand.

  • Working hours

    Restricted hours for noisy work stretch the programme compared with a villa of similar size.

  • Occupied or vacant

    An empty unit renovates faster. If tenants are in place, the work is phased room by room.

Questions we are often asked

Do I need building management approval to renovate my apartment?

In almost every Dubai building, yes, for anything beyond redecoration. The management will normally want drawings, a description of the works, contractor details and sometimes a refundable deposit. We help you assemble that package.

Can I move my kitchen to a different wall?

Sometimes. It depends on where the drainage and ventilation can run. We check the existing services during the survey and tell you honestly what is practical.

Can you renovate while tenants are living in the unit?

For limited scopes, such as a single bathroom, yes, with careful phasing. For a full renovation, a vacant unit is quicker and avoids disruption for everyone.

Will the work disturb my neighbours?

Some noise is unavoidable during strip-out. We keep noisy work within the building’s permitted hours and protect shared areas so the impact on neighbours is as small as it can be.
