Replacing a villa’s internal doors

Replacing every internal door is one of the biggest visual changes in a villa renovation, and it depends on decisions made about the floors.

Doors are usually replaced with the frames, because old frames are often out of square, damaged or a different style. New frames set the door heights, so they need the finished floor level first: a new tiled floor can be higher than the old one, and doors hung before the floor is laid end up scraping or leaving too large a gap.

Element pages explain one part of a larger renovation in detail: what is being chosen, what the installation involves, and where the cost and time usually sit.

Door undercuts matter too. Many villas rely on a gap under bedroom and bathroom doors to let air return to the AC or reach an extract fan. Closing that gap with a tight new door can make a room stuffy or a bathroom fan ineffective.

What matters most on this page

  • Floors before doors

Frame heights and door undercuts are set from the finished floor level.

  • Keep the airflow

Undercuts or grilles are part of how many rooms are ventilated and cooled.

  • Ironmongery as a set

Handles, hinges, locks and stoppers in one finish, chosen before the doors are prepared.

Choices in a door replacement

  • Door heights

Taller doors make rooms feel larger but need higher openings, which may mean new lintels.

  • Solid or hollow core

Solid doors are heavier and quieter; hollow doors are lighter and lower in cost. Bedrooms often benefit from solid doors.

  • Soft-close and stops

Soft-close mechanisms and door stops protect walls and avoid slamming in AC drafts.

Before ordering the doors

  • Confirm finished floor levels

Every frame is set from them.

  • Measure each opening

Villa openings vary. Doors and frames are ordered to the measured openings, not to a standard list.

  • Choose ironmongery

Locks and handles affect how the door is prepared in the factory.

Questions we are often asked

Can I replace the doors but keep the frames?

Sometimes, if the frames are square and sound. New doors in old frames often need adjustment to fit well.

Why are my bedroom doors slamming?

Usually air pressure from the AC. Door stops, soft-close or a door closer can help, alongside checking the airflow.

Should all doors match?

Usually yes on the same floor. Bathrooms may use a different finish if moisture is a concern.
