Planning a laundry room

A laundry room needs water in, water out, plenty of power and somewhere for warm, damp air to go.

Contemporary stone-clad villa with palms and a covered car port

Many villas have a utility or laundry room near the kitchen or at the back of the house. A renovation can turn it into a properly working room: machines at a comfortable height or stacked to save space, a worktop for folding, a sink for soaking, storage for detergents and space to hang clothes.

Room guides follow one space from how it should work when finished back to the hidden work that makes that possible.

The services are what make it work. Each machine needs a water supply and a drain with a proper trap, the dryer may need venting or a condensing model, and several appliances may run at once. Ventilation matters because a closed laundry room becomes hot and humid quickly, which affects both the room and the clothes.

What matters most on this page

  • Supply and drain for each machine

With isolation valves that can be reached easily.

  • Ventilate the dryer

A vented dryer needs an outside duct; a condensing or heat-pump dryer needs drainage instead.

  • Work surfaces

A worktop for folding and a sink for soaking make the room useful.

Laundry room layouts

  • Side by side

Machines under a worktop give a folding surface on top.

  • Stacked

Saves floor space; needs a stacking kit and accessible controls.

  • Raised machines

Machines on a plinth reduce bending when loading and unloading.

Before planning the laundry

  • Choose the machines

Their sizes and connections set the layout.

  • Check drainage capacity

Several machines draining together need a suitable waste.

  • Plan hanging space

Indoor drying rails or a route to an outdoor drying area.

Questions we are often asked

Can a washer and dryer be stacked?

Many can with the manufacturer’s stacking kit. Check compatibility before ordering.

Why does my laundry room smell damp?

Often poor ventilation, a dryer venting indoors or a trap drying out. Each has a straightforward fix.

Can the laundry move upstairs?

Sometimes, if drainage and water can reach it and the floor is suited to the vibration and occasional leaks.

Tell us about the property

Tell us the room, how it is used today and what you want it to become. A few photographs and rough measurements are enough to start.
