What a villa renovation costs in Dubai

A villa renovation is priced from the work it contains rather than from a rate per square foot, and that work is decided long before a finish is chosen.

Two villas of the same size can differ by a wide margin once you look at what is opening up. Taking out a non-structural partition is a different job from moving a wall that carries a first-floor slab, and a bathroom that stays where it is costs far less than one that moves onto a new drainage run. Until the survey has recorded where the structure, the drainage and the electrical routes actually run, any figure is a guess dressed up as a price.

The most useful thing a quote can do is separate work that must happen from work that is optional. Strip-out, first fix and waterproofing are not optional; a changed ceiling profile or a second sink is. When those sit on separate lines, the budget decision stays yours instead of becoming an argument about one number that hides its own contents.

    Every wall that is opened, moved or added carries engineering, a longer programme and a ripple through floors and ceilings.

  • How much of the house is being touched

    A single-floor refurbishment and a whole-house programme use the same trades but not the same time. Access, protection and the number of separate work fronts are priced too.

  • Whether the property stays occupied

    Phasing around a family living in the house adds protection, cleaning and stop-start coordination. It is often worth it, but it is never free.

  • Choices at the two extremes of a range

    The middle of a finish range is usually sensible. Cost moves when one item, such as large-format stone or bespoke joinery, changes who installs it and how long it takes.

Before you compare villa renovation quotes

  • Check the strip-out line

    Make sure demolition, disposal and temporary protection are priced rather than assumed.

  • Check what the first fix includes

    Pipework, drainage falls, cabling and cooling routes should appear as their own items, with the testing that follows them.

  • Ask what is excluded

    Joinery, appliances, loose furniture and any community or authority fees are commonly left out. A readable quote says so.

Is a cost per square foot useful for a villa?

As a rough early sanity check only. Once walls move or wet areas change position, the work stops tracking floor area and starts tracking scope.

Why does the same scope attract such different quotes?

Usually because the quotes describe different scopes. Compare the strip-out, first fix and waterproofing lines first; that is where the difference normally sits.

What should the budget hold back?

A contingency you are willing to spend on work that only became visible after opening up. Anything found behind a wall changes the scope, and it is better funded deliberately than argued about later.
