Converting a maid’s room

A maid’s room is small and often has a modest window. That suits some new uses well and others poorly.

Contemporary stone-clad villa with palms and a covered car port

Many villas include a maid’s room, often near the kitchen or utility area, with its own small bathroom. Households without a live-in helper commonly convert it to a study, storeroom, pantry, gym or guest room. The room’s size, window and position decide which use works.

Room guides follow one space from how it should work when finished back to the hidden work that makes that possible.

The technical questions are about air and light. Maid’s rooms often have limited windows and modest cooling. A storeroom needs little, but a study or gym used for hours needs proper cooling and ventilation, and a bathroom conversion needs drainage and extraction. Before changing the use, check whether the community has rules about altering the original layout.

What matters most on this page

  • Match the use to the room

Storage and pantry suit a small, dim room; a study needs light and cooling.

  • Check cooling and air

A room used daily needs adequate AC and ventilation.

  • Keep or adapt the bathroom

The attached bathroom can stay, become storage or be upgraded.

Common conversions

  • Study

Desk, power and data, good lighting, and cooling suitable for long use.

  • Storeroom or pantry

Shelving, ventilation and lighting; little else is required.

  • Gym

A suitable floor, mirrors with solid fixings, cooling and ventilation.

Before converting the room

  • Decide the new use

It sets the scope of work.

  • Check community rules

Some communities have requirements for layout changes.

  • Assess the window and AC

They decide whether the room is comfortable for daily use.

Questions we are often asked

Does converting the maid’s room affect resale?

It can for some buyers. Keeping changes reversible keeps the option open.

Can the maid’s bathroom be removed?

Usually, with the drainage capped properly. Keeping it may be more useful for a guest room.

Is the room big enough for a guest bedroom?

Often for a single bed. Check the window and AC so it is comfortable.

Can the conversion be reversed later?

If the bathroom and services are kept rather than removed, the room can usually be returned to its original use with little work.

Tell us about the property

Tell us the room, how it is used today and what you want it to become. A few photographs and rough measurements are enough to start.
