Upgrading villa services during a renovation

A renovation is the one time walls, floors and ceilings are open together. Services left untouched will still be there when they fail.

MEP stands for mechanical, electrical and plumbing — the AC, the wiring and the pipework hidden in every wall and ceiling. In an older villa these may be original, extended over the years, or partly replaced by previous owners. A renovation that changes the finishes but leaves tired services behind them risks having to open new walls to fix an old pipe.

The decision is about what to renew, not necessarily everything. A survey looks at the condition and capacity of each system: whether the distribution board has room for the new kitchen, whether water pipes show corrosion, whether AC ducts are leaking or undersized. The scope can then include what genuinely needs replacing while the house is open.

    Duct condition, insulation, condensate drains and whether the layout suits any new room arrangement.

  • Ask for a services condition note

    A short written view of each system’s condition, so decisions are made on evidence.

  • List new loads

    New appliances, extra AC zones or a pool pump all affect capacity.

  • Keep records

    Photographs and updated drawings of new routes help every future repair.

Does a renovation always need rewiring?

No. It depends on the age and condition of the wiring and on the new loads. The survey decides.

Can AC ducts be reused?

Often, if they are in good condition and suit the layout. Damaged insulation or leaking joints are replaced.

Why test before tiling?

A leak or fault found before tiling is a small repair. After tiling it is a demolition.
