Converting a garage

A garage is an empty shell with a big door. Turning it into a room is a job of insulation, services and the floor.

A garage can become a bedroom, a study, a gym or a playroom, but it starts as a shell: an uninsulated space with a concrete floor, a vehicle door and often no cooling. The conversion works through insulation, the floor level, the services and what to do with the door.

Room guides follow one space from how it should work when finished back to the hidden work that makes that possible.

Because a garage was never meant to be lived in, the conversion has to bring it up to a comfortable standard. Insulation and cooling, a floor raised to the level of the house, and windows or a proper wall in place of the vehicle door are the usual work.

What matters most on this page

  • Insulation and cooling

A garage shell needs insulation and its own cooling to be comfortable.

  • The floor level

The concrete slab is usually raised to meet the level of the house.

  • What happens to the door

The vehicle door becomes a wall, a window or doors, depending on the use.

What a garage conversion includes

  • Insulation

The walls, floor and ceiling are insulated so the room can be cooled.

  • Services

Power, lighting and cooling run into the space for its new use.

  • The door and openings

The vehicle door is replaced with a wall, window or doors, and the level is made good.

Before converting a garage

  • Decide the use

A bedroom, study, gym or playroom changes the services and the door.

  • Check the floor level

Whether the slab needs raising to meet the house decides the work.

  • Check cooling

How the space will be cooled, and whether the AC can reach it.

Putting it into practice

Treat the garage as a shell and work from the outside in: insulation for the walls, floor and ceiling, a floor raised to the level of the house, cooling run into the space, and a wall or window in place of the vehicle door. Decide the use first, because a bedroom, study and gym each need different services and a different door treatment.

Common mistakes

  • Cooling the uninsulated shell

Putting cooling into an uninsulated garage wastes energy and never feels comfortable. Insulate before you cool.

  • Leaving the floor low

A garage slab left below the house level leaves a step and a cold floor. Raise and insulate it as part of the conversion.

Questions we are often asked

Can any garage become a room?

Most can, if the structure is sound and the space can be insulated and cooled. The vehicle door and the floor level are the main decisions.

Does a garage conversion need approval?

It can, because it changes the use of the space. Worth confirming the rules before work starts.

How do you deal with the garage door?

It is usually replaced with a wall, a window or doors. The opening is framed and finished to match the rest of the house.

Tell us about the property

Tell us the room, how it is used today and what you want it to become. A few photographs and rough measurements are enough to start.
