False ceilings in a villa

A false ceiling hides ducts, cables and pipes. It also has to let someone reach them again.

Most villas use gypsum false ceilings, either full ceilings or bulkheads around the edges of rooms where AC ducts run. During a renovation the ceiling is often the most flexible element: it can lower in one area to hide a duct, rise in another for height, and carry lighting that defines each part of an open-plan room.

The risk is forgetting what is above it. AC units, fan coils, valves, drainage pipes and junction boxes all need access for maintenance, and a beautiful plain ceiling with no access panel turns every future repair into a cut-and-patch job. Planning the access at the same time as the design keeps the ceiling clean and serviceable.

Ceiling features that need planning

  • Cove lighting

    A recess around the ceiling edge with concealed LED strips gives soft indirect light. The driver needs an accessible position.

  • Ceiling height

    Each drop reduces height. In rooms with low slabs, a bulkhead around the edge keeps the centre higher.

  • Moisture in wet rooms

    Bathroom and kitchen ceilings need moisture-resistant board and good ventilation.

Before the ceilings are closed

  • Photograph the void

    Pictures of every duct, pipe and cable before closing help with any future repair.

  • Mark access panels on the plan

    Agree their positions with the lighting layout so they sit neatly.

  • Test the AC first

    Run and check the AC and its drainage before boarding, so a leak is not found after painting.

Questions we are often asked

Why does my gypsum ceiling crack?

Common causes are movement at joints, a frame that was not fixed properly, or water from above. The cause needs finding before patching.

Can the ceiling be raised?

Sometimes, if ducts or pipes can be rerouted. Where the slab is low, the options are limited.

Do access panels have to be visible?

Flush, paintable panels are discreet, and placing them in a line with lights makes them less noticeable.
