Choosing office flooring

Office floors are chosen zone by zone: what suits the desks does not suit the pantry, and what suits reception does not suit the meeting rooms.

Open office floor with workstations, glass partitions and a suspended ceiling

Most offices use more than one floor finish. Carpet tiles suit desk areas and meeting rooms because they absorb sound and can be lifted to reach a raised floor. Vinyl or LVT suits pantries, corridors and breakout areas where spills happen. Reception may use stone or porcelain for durability and presentation.

Element pages explain one part of a larger renovation in detail: what is being chosen, what the installation involves, and where the cost and time usually sit.

Transitions between finishes need planning so floor heights meet without trip edges, and so the changes in material line up with walls and partitions rather than crossing a room at random. The landlord may also have requirements for floor finishes and what must be left at the end of the lease.

What matters most on this page

  • Finish by zone

Desks, pantry, reception and meeting rooms each have different needs.

  • Carpet tiles for flexibility

They can be lifted to access floor boxes and replaced individually.

  • Plan the transitions

Matching heights and aligning changes with walls avoids trip edges.

Common office floor finishes

  • Carpet tiles

Acoustic benefit and easy replacement. Choose a grade suited to the traffic.

  • Vinyl and LVT

Water resistant and easy to clean; suits pantries, corridors and breakout areas.

  • Stone and porcelain

Durable and presentable for reception; harder and louder underfoot.

Before choosing office floors

  • Zone the floor plan

    Mark which finish goes where.

  • Check the subfloor

Slab or raised floor, and its condition, affect preparation.

  • Keep spare tiles

Spare carpet tiles allow quick replacement of damaged areas.

Questions we are often asked

Is carpet practical in a Dubai office?

Carpet tiles are widely used for their acoustic benefit and easy replacement, with hard floors in wet areas.

Can LVT go on a raised floor?

Some loose-lay products can; others need a sound, fixed base. Panel access is the consideration.

What happens to the floor at lease end?

It depends on the lease. Some require removal, others accept good-condition finishes left in place.
