Engineered wood, laminate or SPC flooring

All three look like wood. They are made differently, behave differently with water and heat, and age differently.

Engineered wood has a real wood top layer bonded to a stable core, so it looks and feels like solid timber while moving less with humidity. Laminate is a printed image of wood under a hard wear layer on a fibreboard core. SPC — stone plastic composite — is a rigid vinyl product with a printed layer, known for its water resistance.

In Dubai homes, the differences that matter are moisture, heat and repair. SPC tolerates spills and humidity well. Laminate can swell at joints if water reaches the core. Engineered wood is the most natural underfoot and can sometimes be re-sanded, but needs care with standing water. All three need a level subfloor and an expansion gap.

Which is quietest?

That depends heavily on the underlay. A good acoustic underlay matters more than the board itself.
