Reporting a defect after a renovation

Problems sometimes appear after handover. Reporting them clearly gets them resolved faster.

A defect is a problem with work that was done — a leak from a new fitting, a cracked tile, a door that does not close properly, a socket that does not work. It differs from normal wear or damage caused afterwards. The agreement usually sets how defects are reported and handled.

Decision guides set out how to judge a quote, a programme or a contractor fairly, so the comparison is made on like-for-like information.

Clear reports help. Describe the problem, when it started and where, and include photographs or video. If water is involved, act quickly to limit damage, such as isolating the supply, and report it as soon as possible.

What matters most on this page

  • Describe and photograph

What, where and when, with clear images.

  • Act on water quickly

Isolate the supply and report leaks immediately.

  • Provide access

Agree a time for inspection and repair.

Defect or something else?

  • Workmanship issues

Problems with how work was done or installed.

  • Product issues

Faulty fittings may be handled through the supplier or manufacturer.

  • Wear and damage

Normal wear or later damage is usually treated separately.

  • Settlement and movement

Fine cracks in new plaster or at joints can appear as materials dry and settle. They are noted and judged rather than ignored or assumed to be serious.

When you notice a problem

  • Record it

Photos, video and a short description.

  • Limit damage

    Especially for leaks.

  • Report through the agreed channel

Keep a record of the report.

Questions we are often asked

How soon should I report a defect?

As soon as you notice it, especially if it could cause further damage.

What if I am not sure it is a defect?

Report it anyway with photos; an inspection will clarify.

Will repairs damage other finishes?

Sometimes access is needed. The repair approach should be discussed first.

Can I repair a defect myself?

It is usually better not to, because it can complicate who is responsible. Report it first and agree the repair.
