Handling changes during a renovation

Changes are normal in renovation. Unrecorded changes are where disputes start.

A variation is any change to the agreed scope: a different tile, an extra socket, a moved wall, or work needed because of something found behind a finish. Some are chosen by the client; others are forced by site conditions. Either way, each change affects cost, time or both.

Decision guides set out how to judge a quote, a programme or a contractor fairly, so the comparison is made on like-for-like information.

The way to handle variations is consistent: describe the change in writing, price it before it is done, confirm the effect on the programme, and approve it before work proceeds. Small changes add up, and keeping a running list avoids surprises at the final account.

What matters most on this page

  • Put it in writing

Every change described and approved in writing, even small ones.

  • Price before doing

Agree the cost and time effect before the work proceeds.

  • Keep a running total

A list of approved variations shows where the budget stands.

Types of variation

  • Client changes

Different finishes, extra items or layout changes chosen during the work.

  • Site discoveries

Hidden conditions such as damaged pipes or uneven floors found during works.

  • Omissions

Items removed from scope, which should reduce the price.

How to manage changes

  • Agree the process at the start

How variations are requested, priced and approved.

  • Ask for the programme effect

    Some changes delay other trades.

  • Review the list regularly

Weekly reviews keep the budget visible.

Questions we are often asked

Are verbal changes acceptable?

They are common on site, but should be confirmed in writing as soon as possible.

Can a contractor refuse a change?

If it affects safety, approvals or the programme significantly, they may advise against it.

Do omissions reduce the price?

They should, by the value of the work removed, depending on the agreement.
