Documents to keep after a renovation

The documents handed over at the end are what make future repairs simple. Collect them before the last payment.

Floor plan drawing with a tape measure and pen, ready for a site survey

After a renovation, most of what was installed is hidden: pipes, cables, valves and waterproofing. Without records, future repairs start with guesswork. Handover documents show where things are, what was used and how to look after it.

Decision guides set out how to judge a quote, a programme or a contractor fairly, so the comparison is made on like-for-like information.

Useful documents include updated drawings showing service routes, product details for finishes and fittings, maintenance instructions, test results such as pressure or flood tests, and photographs taken before walls and floors were closed.

What matters most on this page

  • Know what is hidden

Drawings and photographs show pipes, cables and valves behind finishes.

  • Know what was used

Product names and codes for tiles, paint and fittings.

  • Know how to maintain it

Care instructions for finishes and equipment.

Documents worth collecting

  • As-built drawings

Updated layouts showing what was actually installed.

  • Test records

Results of pressure tests, flood tests and electrical checks.

  • Product information

Datasheets, care guides and supplier details for future repairs.

  • Commissioning and settings

Records of how the AC, water heaters, pumps and any controls were set up, so a technician can return them to the same settings later.

At handover

  • Ask for the document pack

    Before the final payment.

  • Store copies digitally

    So they are not lost.

  • Label spare materials

Keep spare tiles and paint with their names.

Questions we are often asked

Why do photographs matter?

Photos taken before closing walls show exactly where services run.

Are as-built drawings always provided?

Not always for small projects. Ask in advance if you want them.

What about appliance manuals?

Keep them with the pack; they are often needed for servicing.

How long should handover documents be kept?

For as long as you own the property. They are useful for repairs and for buyers who want to see what work was done and how.
