Fitting out office washrooms

Office washrooms are used all day by many people. Durability, ventilation and cleaning access matter more than anything decorative.

In many office buildings the washrooms sit in the core and are provided by the landlord; in others, tenants fit out their own, connecting to drainage and water points the base build provides. Either way, the layout is tied to those connection points, and an upgrade usually works within the existing positions rather than moving them.

The finishes have to cope with constant use and frequent cleaning. Only where drainage connections are available. The landlord’s drawings show where that is possible.

Why do our washrooms smell?

Often weak extraction or dry traps in rarely used floor drains. Both can be addressed in a fit-out.

They reduce water use and touching, but need power or batteries and occasional maintenance.

How many washroom fittings do we need?

It depends on headcount and the building or authority requirements. The landlord’s base-build design usually states the occupancy the core facilities were planned for.
