Renovating a villa before selling it

Before a sale, the aim is to remove reasons for a buyer to hesitate, not to renovate to your own taste.

Buyers notice defects more than features. Leaking taps, stained ceilings, peeling paint, broken tiles and tired kitchens make a villa look neglected and invite lower offers. Fixing those and presenting the house cleanly often matters more than any large project.

Decision guides set out how to judge a quote, a programme or a contractor fairly, so the comparison is made on like-for-like information.

Big renovations before a sale are a gamble. A new kitchen in your chosen style may not suit the buyer, and the time and cost may not be recovered. Neutral repairs, repainting, regrouting, replacing worn fittings and tidying outdoor areas usually give a clearer return.

What matters most on this page

  • Fix visible defects

Leaks, stains, cracks and broken items prompt doubts about the whole house.

  • Neutral presentation

Fresh, neutral paint helps buyers imagine their own furniture.

  • Avoid taste-led projects

Large personal renovations may not appeal to the next owner.

Typical pre-sale work

  • Repairs

Plumbing leaks, damp patches, damaged tiles and doors that stick.

  • Refreshes

Repainting, regrouting, resealing bathrooms and replacing tired fittings.

  • Outdoor areas

Tidying gardens, cleaning paving and repairing outdoor lighting.

Before listing the villa

  • Walk the villa as a buyer

Note every defect a stranger would see.

  • Ask an agent

  • Keep receipts and records

Recent work shows the villa has been looked after.

Questions we are often asked

Should I replace the kitchen before selling?

Usually not entirely. A refresh with new doors, worktop or appliances may be enough if the kitchen is dated.

Does fresh paint really matter?

It is one of the simplest ways to make a villa look cared for.

Should I fix hidden problems?

Known defects such as leaks should be fixed or disclosed; they are likely to be found during inspections.
