Renovating a balcony or terrace

A balcony only becomes a room once it is waterproof, shaded and easy to step onto. The renovation starts with the water.

Open-plan apartment with a sofa area, dining table and a fitted kitchen along one wall

A balcony or terrace is outdoor space that is usually underused because it is too hot, too bare or leaking into the room below. The renovation works in that order: make the surface watertight, then choose flooring, shade and lighting that make it a place people actually use in the evening.

Room guides follow one space from how it should work when finished back to the hidden work that makes that possible.

Balconies over a room below need waterproofing that works under whatever finish goes on top. In Dubai the surface also takes full sun, so materials and shade are chosen to survive the heat rather than just look right on day one.

What matters most on this page

  • Waterproofing before anything else

The slab is made watertight and the drainage checked before flooring or finishes go down.

  • Flooring that survives the sun

A finish that will not crack or fade in heat, laid over the waterproofing.

  • Shade and lighting

Some form of shade and evening light turn a bare balcony into a usable room.

What a balcony renovation includes

  • Waterproofing and falls

The surface is sealed and given a fall to the drain so water cannot sit or leak.

  • Flooring

A finish laid over the waterproofing, chosen for heat, slip and weight.

  • Shade and light

An awning or planting for shade, and lighting for the evening.

Before planning the balcony

  • Check the floor below

Any stain below the balcony tells you the waterproofing has already failed.

  • Check the drainage

Where water leaves and whether it drains freely decides the falls.

  • Decide how it will be used

Morning coffee, evening meals or plants — the use sets the shade and furniture.

Putting it into practice

Make the surface watertight before any finish, and give it a fall to a working drain. Check the room below for stains first, because they tell you the waterproofing has already failed. Choose flooring that survives sun and heat, add some shade so the space is usable in the evening, and keep the weight of any new finish within what the slab can carry.

Common mistakes

  • Finishing over failed waterproofing

Laying new flooring over a leaking slab hides the problem and lets the room below keep staining. Waterproof first.

  • A bare, unshaded balcony

Flooring alone does not make a balcony usable in Dubai. Without shade it stays too hot to sit in for most of the day.

Questions we are often asked

Why does the balcony leak into the room below?

Usually the waterproofing has failed or the drainage is blocked. The surface is sealed and the falls corrected before anything else.

What flooring works on a Dubai balcony?

One that survives heat and sun without cracking or fading, laid over a sound waterproof layer. The weight and slip resistance matter too.

Does a balcony need planning approval?

Changing the finishes usually does not, but enclosing a balcony or changing the structure can. Worth confirming before work starts.

Tell us about the property

Tell us the room, how it is used today and what you want it to become. A few photographs and rough measurements are enough to start.
